Scope of Work

1. Sitework & Exterior Improvements

• Removal of damaged concrete pavements and aggregate base; installation of new **reinforced concrete sidewalk slabs** with positive drainage slopes.
• Tree-protection and trimming performed by a **certified arborist**; reinstatement of landscaping with new sod and evergreen shrubs.

2. Concrete & Structural Repairs

• **Canopy Rehabilitation:** Removal of loose and deteriorated concrete at entry canopies; patching with structural repair mortar.
• **Fill & Screed Repair:** Excavation and replacement of cracked fill/screed to restore slope and integrity of the roofing substrate.
• **Soffit Repair:** Routing and sealing of structural cracks under lunchroom slab with modified repair mortar.

3. Masonry Restoration & Terra Cotta

• **Parapet Reconstruction:** Demolition down to roof deck; steel cleaning and priming; full rebuild with expansion joints and overflow scuppers.
• **Brick Repointing & Replacement:** Rebuild deteriorated brick wythes, repoint joints ″ deep, and perform stitch repairs.
• **Terra Cotta Restoration:** Re-clad ceramic glazed terra-cotta columns and repoint columns using compatible mortar.
• **Stone & Coping Work:** Replace granite curb stones under main-entrance guardrail and clean limestone sills and coping stones.

4. Roof Replacement & Waterproofing

• **Roof Assembly Removal:** Strip all roof layers to solid fill/screed.
• **New Roofing Systems:**
  • **Cold-Applied SBS Modified Bitumen** roof.
  • **Fluid-Applied Membrane Roofing** for selective zones.
  • Full repair of screed, vapor barrier, and insulation installation.
• **Flashings & Drainage:** New **stainless-steel and liquid-applied flashings**, overflow scuppers, and vent base flashings.

5. Metal Work & Roof Safety Systems

• **Access Ladders:** Install new **galvanized steel ladder** and replace damaged chimney rungs and handles.
• **Roof Barrier Systems:** Provide parapet-mounted and slab-mounted **roof railings**.
• **Cap Flashings:** Install two-piece **stainless-steel cap flashings**.

6. Sealants & Expansion Control

• Replace all perimeter, control, and **expansion-joint sealants**.
• New compressed joint fillers at building corners, pavement joints, and parapets to restore weather-tightness.

7. Windows, Doors & Guards

• **Bulkhead Doors:** Replace with new **fire-rated steel doors and frames**.
• **Window Guards:** Remove and replace exterior guards, modify select guards to accommodate AC units and awning operation.
• Patch masonry penetrations and install new anchors per specifications.

8. Interior Finishes & Coatings

• **Plaster Repair:** Wall and ceiling restoration in stair bulkheads.
• **Ceiling Tiles:** Replacement of damaged tiles to match existing.
• **Paint & Coating:** Repaint steel lintels and angles with rust-inhibitive primer. Apply **anti-graffiti coating** on above grade. Paint walls and ceilings.
• **Spandrel Panels:** Clean, seal, and repaint porcelain-enamel steel spandrels at curtain walls, including sealant replacement.
