Brooklyn FY16 RESO A Roofs – P.S. 40

Army Construction LLC was contracted by the New York City School Construction Authority to perform a comprehensive roof replacement and outdoor classroom improvement project at P.S. 40 in Brooklyn. The project involved extensive roof system removals, structural and waterproofing improvements, and installation of new accessible features to transform the rooftop and adjacent courtyard into a functional and compliant outdoor learning space. Work was executed in coordination with the SCA, FDNY, and project engineers to ensure compliance with code requirements, safety standards, and accessibility guidelines (ADA). The project was delivered under occupied school conditions, with continuous collaboration to minimize disruption and maintain school operations.

Scope of Work

Removals

Removal of existing roofing materials and ballast as per contract drawings.
Demolition of **copper roofing**, concrete stair steps, and bulkhead components.
Removal of door frames, wire gates, stair handrails, and finishes at stair locations.
Interior selective demolition, including floor and ceiling paint removals to accommodate new construction.

Improvements

Installation of a new **waterproofing system** at all disturbed roof areas, integrated with the existing roofing assembly.
Construction of a new **accessible bulkhead extension** with handrails and guardrails to meet current **ADA standards**.
Installation of **lightweight pedestal pavers**, metal planters, and a steel fence with gates (curb and beam mounted).
Development of a ground-level courtyard, incorporating new concrete pavers, porous aggregate surfaces, and **ADA-compliant metal planters**.
Integration of rooftop and site furnishings to create a safe, modern **outdoor classroom environment**.

Plumbing

Installation of a new **hose bib** and secondary **RPZ (Reduced Pressure Zone) backflow preventer** for rooftop use and maintenance.

Electrical

Installation of **roof-mounted lighting fixtures** to enhance visibility and safety for the outdoor classroom area.

Fire Alarm

Modification of the existing Fire Alarm Control Panel (FACP) to accommodate new roof devices.
Work performed in compliance with **FDNY requirements**, including manufacturer coordination and final FDNY system approval.
