Army Construction LLC was awarded the contract by the New York City School Construction Authority for a complete exterior envelope restoration at P.S. 027 in Brooklyn.
The project focused on the removal and replacement of deteriorated roofing systems, parapets, masonry, windows, and related building elements to protect the historic school structure and improve energy efficiency, weather protection, and overall building performance.
Work was carried out while the school remained occupied, requiring close coordination with the SCA, school administration, and multiple trades to ensure safety and minimal disruption to students and staff. All phasing was executed in compliance with SCA standards and NYC DEP regulations for environmental safety and asbestos abatement.
Scope of Work
Roof Replacement and Waterproofing
Roof Replacement and Waterproofing
Complete removal of existing roof assemblies and installation of new **SCA-approved roofing systems** using hybrid multi-ply modified bitumen membranes.
Installation of new roof insulation, vapor barriers, and **stainless-steel cap flashings** at perimeter and penetrations.
Roof drain replacement and integration of new piping for improved **stormwater management**.
Reconstruction of roof bulkheads with new metal doors, frames, and coping stones to ensure durability and code compliance.
Parapet and Masonry Restoration
Removal and rebuilding of select **parapet walls** using reinforced CMU backup and face brick veneer to match existing faade.
Replacement of coping stones and installation of **stainless-steel thru-wall flashing** for long-term moisture protection.
**Repointing and repair** of masonry facades across multiple elevations, including the restoration of architectural details.
Masonry crack repairs and localized replacement of damaged brickwork to restore structural integrity and aesthetic continuity.
Windows and Louvers
Removal and replacement of deteriorated windows and louvers with new **energy-efficient aluminum units** meeting SCA performance standards.
Installation of new flashing, sills, and sealant assemblies to prevent water infiltration.
Restoration of interior finishes around window openings impacted by the replacement work.
Interior Work and Finishes
Select interior plaster repairs and painting at walls and ceilings where water damage occurred.
Application of new acoustic and paint finishes in classrooms and corridors to match existing conditions.
Ceiling restoration and patching after roof and drain replacement activities.
Asbestos Abatement and Environmental Safety
Safe removal of **asbestos-containing materials** at roof and interior locations in compliance with NYC DEP and OSHA regulations.
Use of negative-air containments, certified personnel, and air-quality monitoring throughout the project.
