Army Construction LLC was awarded the contract by the New York City School Construction Authority to perform a comprehensive roof replacement and building envelope improvement project at P.S. 316 in Brooklyn. The objective was to replace the aging roof system and restore key building components that had deteriorated over time, ensuring watertight protection, energy efficiency, and compliance with SCA performance standards. All work was performed while the school remained fully occupied, requiring careful scheduling, coordination, and safety management to maintain uninterrupted school activities throughout the construction period.

Scope of Work

The project consisted of a full roof system replacement and associated structural, mechanical, and architectural improvements. The major components included:

Roof, Insulation, Gravel Stop & Flashing Replacement

Removal of all existing roofing assemblies down to the structural deck and installation of a new **high-performance SBS Modified Bitumen Roofing System**.
Included new insulation, flashing, and gravel stop details to enhance durability and drainage performance.

Bulkhead Roof, Door, Frame & Sill Replacement

Replacement of deteriorated bulkhead roof sections and installation of new metal doors, frames, and sills for **weather protection and code compliance**.

Plaster Patching & Painting

Restoration of interior finishes affected by roof leaks. Plaster surfaces were repaired and repainted to match existing finishes, restoring aesthetics and protecting underlying structures.

Roof Drain Replacements

Installation of new roof drain assemblies and connections to improve **drainage efficiency** and prevent ponding or water infiltration.

Existing Roof Railing Modifications

Upgrading and reconfiguration of roof **safety railings** to meet SCA and **OSHA standards** for height, spacing, and load capacity.

Mechanical Equipment Removal & Reinstallation

Coordination and handling of existing rooftop HVAC and mechanical units. Equipment was temporarily removed to allow roofing work and reinstalled with new curbs, supports, and sealed penetrations.
