Army Construction LLC was contracted by the New York City
School Construction Authority to perform a comprehensive building envelope
restoration and roof replacement at P.S. 328 in Brooklyn.
This project addressed the full renewal of the school's roof systems, parapets,
exterior masonry, and related interior finishes to ensure the building's
long-term durability, waterproofing integrity, and compliance with SCA
construction standards.
The work involved replacing aged built-up roofing systems,
structural and waterproofing modifications, masonry restoration, and associated
mechanical and electrical reconnections. All work was carried out within an
occupied school environment, requiring precise phasing, environmental controls,
and safety coordination.
Scope of Work
Roof Replacement
Complete removal of existing built-up roofing membranes and installation of a new **SCA-standard hybrid 4-ply built-up roofing system** with a two-piece stainless steel cap flashing.
**Cementitious screed coat application** across the cleaned concrete roof deck to improve slope and drainage.
Removal and replacement of metal roof barriers, pitch pockets, and steel roof guardrails with new concrete curbs and waterproof flashings.
Reconfiguration of bulkhead roof assemblies with new **stainless steel flashing**, metal doors and frames, and repointed masonry finishes.
Installation of new roof drains and leaders, including embedded stainless steel sleeves and base plates for long-term performance.
Restoration of areas below roof drains with fire-rated plaster shaft walls and concealed spline ceiling systems.
Parapet and Roof Guardrails
Replacement of deteriorated brick and concrete parapets, including new **steel shelf angles**, thru-wall flashing, and reinforced **cast stone coping**.
Installation of galvanized **bear claw roof barriers** along the north and south parapets for enhanced safety and compliance with SCA fall protection requirements.
Integration of stainless steel coping and three-way flashing assemblies (over 400 linear feet).
Exterior Masonry Restoration
**South Elevation:** Removal of face brick from parapets to shelf angles, full wall resurfacing, and reinstallation with new face brick to match existing design.
**West and North Elevations:** Grinding and cleaning of rusted steel spandrels, shelf angles, and columns; installation of copper fabric flashing, stainless steel drip edges, and new face brick veneers.
**Repointing and waterproofing** of all restored masonry surfaces to ensure complete building envelope integrity.
Interior Work
Removal and replacement of damaged plaster and finishes in affected classrooms.
Skim coating, sanding, priming, and repainting with two coats of standard white finish.
Demolition of obsolete roof fencing, posts, and pitch pockets, replaced with wrought iron bear claws for durability and safety.
Mechanical and Electrical Coordination
Removal and reconnection of roof-mounted mechanical and electrical systems to facilitate construction.
Integration of new electrical pathways and grounding per SCA and NYC electrical code.
